Bilston Park is a development site of approximately 1.1Ha (2.75ac). Half of the site has been developed and units are now available from 230sq m to 930sq m (2,500 to 10,000 sq ft). We intend to provide manufacturing and business units on the balance of the site offering a variety of unit sizes up to approximately 1,860sq m (20,000sq ft).

 

The development site is zoned for Use Class 4 (offices) and Class 5 (General Industry).

Location Loanhead is situated approximately 6 miles to the south of Edinburgh city centre in close proximity to the A720 Edinburgh City Bypass (Straiton Interchange), which provides easy access to Edinburgh, the M8, M9, A1 and Edinburgh International Airport.

Indicative industrial Specification: Steel portal frame providing unobstructed floor space.  Roof and Walls: PVC plastisol coated steel sheeting with glass wool insulation. Painted galvanised inner lining. Reinforced concrete floor (power float finished) conforming to Medium Duty Load. Electrically operated by an up & over insulated loading bay doors. Toilets provided and provision for disabled usage. Floor mounted gas fired warm air heating units to production area. 3 phase power supply for tenants distribution. Lighting generally by tenant. Self contained non maintained emergency light fittings over fire exit doors. Flood lighting externally over loading bay doors. Tenants responsibility to obtain Fire Authority Certificate related to usage.
